BT Fibre speed estimate vs reality

[link to this post]

This is what BT say about my line:

Your broadband speed
We estimate your download speed will be between 68Mb and 80Mb, and your upload speed will be between 19Mb and 20Mb.
The minimum guaranteed speed you can expect from your BT Infinity will be 60Mb.
The top speed you can get from your broadband line depends on a number of things. To find out what they are, go to bt.com/aboutbroadbandspeed

These are the staistics from my router:

.
1. Product name: BT Home Hub
2. Serial number: +068343+NQ44815398
3. Firmware version: Software version 4.7.5.1.83.8.204.1.11 (Type A) Last updated 10/07/15
4. Board version: BT Hub 5A
5. DSL uptime: 0 days, 00:31:32
6. Data rate: 19999 / 60855
7. Maximum data rate: 20711 / 61030
8. Noise margin: 6.4 / 6.5
9. Line attenuation: 17.2 / 13.5
10. Signal attenuation: 17.2 / 13.6
11. Data sent/received: 30.4 MB / 172.2 MB
12. Broadband username: bthomehub@btbroadband.com
13. BT Wi-fi: Yes
14. 2.4 GHz Wireless network/SSID: BTHub5-H62K 2.4
15. 2.4 GHz Wireless connections: Enabled (802.11 b/g/n (up to 144 Mb/s))
16. 2.4 GHz Wireless security: WPA2
17. 2.4 GHz Wireless channel: Automatic (Smart Wireless)
18. 5 GHz Wireless network/SSID: BTHub5-H62K 2.4 5
19. 5 GHz Wireless connections: Enabled (802.11 a/n/ac (up to 1300 Mb/s))
20. 5 GHz Wireless security: WPA2
21. 5 GHz Wireless channel: Automatic (Smart Wireless)
22. Firewall: Default
23.
24. Modulation: G.993.2 Annex B
25. Software variant: AA
26. Boot loader: 1.0.0

This is pretty much what I have had for the six motnths since Infinity was installed.

Is there something wrong with the set-up, or is it just that BT's estimate is wildly wrong

It could be your setup. Was it a self-install or an engineer install?

Is the Home Hub plugged into the master socket, or is it at an extension?

Well a description of the current set up might be a place to start.

It was a self install and it's plugged into the master socket.

Yes there is, but there is one of those adaptors that replaces the faceplate to isolate the unnecessary extension wiring

That doesn't help if you have star wiring.

If you remove the faceplate, does a telephone still work in any extension socket? If there is more than one extension socket you need to check all of them. Even ones that are not in use.

When I fitted it, the speeds (ADSL) increased significantly,
