HG612 LAN 1&2 Use

Is it possible to use the Openreach HG612 modem as a router so that both LAN 1 & 2 are live with different devices connected to each LAN at the same time and if so what steps do I need to follow?

The hg612 is router capable, but its not your device, you rent it from Openreach.

In short it is locked down for use as a modem and a modem only

That's an interesting side point to the question I asked. As a residential customer I have no relationship with Openreach so I don't think I rent anything from them? My ISP/CP rents the line from Openreach but I get your point. Nonetheless I've heard many times people say you can't interfere with Openreach NTE but whenever I've asked for evidence in the form of contract Ts&Cs they are unable to provide any.

It isn't a side point at all. But seeing as you appear unconcerned by it, see this thread.

Note that you will need a switch of some sort, and a wireless access point if you are connecting the cameras that way. Which makes my earlier suggestion cheaper, simpler and safer.
