BT Fibre speed estimate vs reality

This is what BT say about my line:

Your broadband speed
We estimate your download speed will be between 68Mb and 80Mb, and your upload speed will be between 19Mb and 20Mb.
The minimum guaranteed speed you can expect from your BT Infinity will be 60Mb.
The top speed you can get from your broadband line depends on a number of things. To find out what they are, go to bt.com/aboutbroadbandspeed

Is there something wrong with the set-up, or is it just that BT's estimate is wildly wrong

It could be your setup. Was it a self-install or an engineer install?

Is the Home Hub plugged into the master socket, or is it at an extension?

It was a self install and it's plugged into the master socket.

But is there also extension wiring present in your property ?

Yes there is, but there is one of those adaptors that replaces the faceplate to isolate the unnecessary extension wiring

Try the stats in the test jack anyway please.

That doesn't help if you have star wiring.

If you remove the faceplate, does a telephone still work in any extension socket? If there is more than one extension socket you need to check all of them. Even ones that are not in use.
