Once the roof is off, I will have good access & can easily run or clip the Cat5e along the edge of the eaves, well away from mains wiring, boiler isn't a problem, as that is other side of house.
Then running Cat5e down outside of house & through wall into dinning room shouldn't be a problem.

If you are going outside then you MUST use external Cat5e. Standard can degrade in months. If you need a supplier, I can recommend one who will do next day delivery and cut to length.

You could use external CW1308 (BT phone) it will work just as well.

Also think about running an Ethernet return - you may want a connection there in future.

Thanks for supplier offer.

Got some external Cat 5e here, also got about half a reel of external CW1308, OR engineer left it behind last year smile.

Good idea with the Ethernet return, bedrooms will have twin drops, but living room,study, not sure whether to do 4 seperate drops, or just 1 for each room & then connect a small Netgear router to each drop in each room.

Personally, I would do two drops to each location - you can get two RJ45 in a single faceplate or use just one and keep the second as a spare.. If you are running Gbit then it is very unlikely that you will ever get near capacity on those lines except for data server and possibly a media server connections so a small local 4 port switch could be useful - not a router.

I have pairs to all locations except where the TV, DVD &c are located and there are four lines. I have not yet run out. I do have one pair of RJ45 sockets in the downstairs cloakroom. Sounds silly, but that is where one of my WAPs sits. Also plan some for expansion - maybe a WAP to cover the garden, or wired security cameras or intruder alarm. Run cables in - no need to terminate, but they are there if you need them.
