Safe to Assume FTTP is Available Prior to Buying Property?

We're looking at buying a house in Wales. It needs good broadband as I work from home. The indications seem to be that it has FTTP (checked via BT dsl checker tool on the telelphone number, BT Broadband availability tool, BT's superfast broadband site). Sam knows says it isn't available.

My question, is there any way of double checking this, or any chance we'll get there and find its wrong? I do notice that doing checks (by way of postcode then selecting correct address) on neighbouring up or down the line seems to suggest they'd can't get fiber, which is confusing me.

I can see at least one green pole mounted fibre splitter on a telegraph pole on the road if that means anything. The current occupiers use standard ADSL from another supplier, so I don't know of anyone using fibre in the road, which is sparsley populated.

Have you spoken to the current own? What do they have?

What's the postcode?

Those are all number checks, does the address checker return the same result?
It may be able to be confirmed as WBC FTTP available, but it can also run out of capacity, preventing orders.

SamKnows does not always know.

If the checkers let you order at the address then it should be available, being wrong is fairly rare.

Town has a good mixture of FTTC/FTTP in our systems.

If checkers all say yes, and then issues ordering then ISP should pester on your behalf and I can do the same.

The current owners have straight ADSL, supplied by a local Welsh firm I believe. The BT checker seems to say this would be only in the 1.5 to 3.5mb region, so not good enough for our purposes. Will need 30+

The "BT OPENREACH WHEN CAN I GET FIBRE" check is on the address not number also.

Postcode is SY20 8RP.

Only a few properties there seem to say "accepting orders" many say "exploring solutions" or "in scope".

I've noticed the overhead cable does take an odd route up the road, so perhaps thats why.

Sounds like we can expect it to be pretty accurrate then. The only risk is how much capacity is left in cabinet 4?

The cabinet is not involved in FTTP

Wayleave issues will be specific to a premise, so as we don't which actual property is being discussed difficult to guess

Ah ok. Is there any way to know if its reaching/reached capacity?

Presumably if it says "accepting orders" then FTTP 300mb is still available for the property?

Until you order nothing is certain...
