Why is this FTTC cabinet so slow?

I am in the rural South West of Scotland and while I am on a 40/2 FTTC service from BT, I receive around 7.0 to 7.5 down, 0.8 to 0.9 up due to my distance from the cabinet. I don't believe there are any faults on my line but I have been looking at my cabinet location to see if there was any news about potential improvements or options to request an infill cabinet.

When I run a Thinkbroadband speed test I get something like this...

When I run the BT Broadband Availability Checker it shows my cabinet as JOPPA 2...

Looking for that cabinet on CodeLook shows the following. Notice the line at the bottom...

It says down there that 40% of the premises that are served by the cabinet get less than 10Mbps and that interestingly 100% of the premises get less than 30Mbps. Given that Coylton is supposed to be served by BT Superfast Fibre 2, is there a reason you can think of why JOPPA P2 cabinet is not able to offer this?

As far as distances are concerned, CodeLook gives about 1500m as the crow flies but when I trace the route the cable takes on Google Maps it is at least 2500m if the cleanest route from the cabinet along the roads is taken.

I am intrigued as to why the broadband checkers show me the higher speed BT FTTC products but the cabinet does not appear to offer it.

Any thoughts?

EDIT : Oh, I misread the CodeLook report... I understand now that it is 100% of the premises AT KA6 5JZ served by that cabinet are under 30Mbps and that 40% are under 10Mbps. It is however interesting that 60% of my neighbours may be getting more than 10Mbps...

The length and condition of the cable from the cabinet to your house will come into play.
Some router stats would be good if your router displays them.
I am really close to my cabinet but can't get max speeds as my line is [censored] and no spare left.

The FTTP network is separate from the FTTC network: in particular, it makes no use of FTTC cabinets. It uses underground aggregation nodes and splitter nodes.

Therefore, whether you are within FTTP footprint or not is unrelated to what cabinet footprint you are within.

Looks like the cabinet is on Lorne Terrace, viewable on Google maps streetview from the A70.
The streetview from Lorne Terrace is prior to the FTTC cabinet being fitted. It shows the old cast iron PCP.

Those right next to the cabinet will get the full 80Mb if they take the higher package.
Lorne Terrace, Carbieston Avenue and other streets nearby have reasonably high estimates around 60-80Mb.

Your postcode looks to be quite a bit away from the cabinet, up a rural road and near farms.
All the properties on your postcode have roughly similar estimates, with 1 or 2 having high estimates around 15Mb.
The postcode may cover quite a big area though.

It's unlikely they will fit a cabinet closer to you for such few properties so FTTP may be the next step, funding permitting.

Yeah cab on Lorne Terrace in our system and speeds match the estimate expected.

So homes in KA6 6JX have the full range of options, postcodes like the original posters are too far to get the best speeds.

As for why some sites still show the fastest speed products, it is because they are not using a checker system that lets them filter based on distance. Options exist that would let them do that, if they wanted to spend the money.

Thanks for the comments and reassurances. If any of my immediate neighbours were getting 15Mbps+, I would suspect they were bonding two lines because all seven of us are in the same cluster served off the same pole, give or take a hundred meters.

DSLStats varies quite a bit between good and bad SNR levels. Last night it was good...

The modem (Zyxel VMG3925-B10B) is holding the current connection speed very well but the SNR varies fairly widely as you can see.

Our own property is new and comes off the main communal pole that all the others split off to its own pole above ground then burrows the last 100m to our property and straight into the master socket via underground conduit.

With only seven premises and one more going through planning, I guess an infill cabinet is out of the question, yes?

We are even pretty badly screwed for mobile signal here because our property is over the brow of the hill out of line of sight of the mast. It is a modern house with foil backed insulation and metalised K-Glass windows. Standing in the lane with my iPhone where I can see the mast a couple of miles away I get a 4G SpeedTest of around 25Mbps. Outside our property in the mobile shadow it drops to around 15Mbps and indoors it falls to 5Mbps and often drops the signal during calls. Thank goodness for O2 Wifi calling!

16 is absolute minimum for VDSL2

There is some FTTP on the exchange area, so if you are going (note the if) going to get improvements over a fixed line technology that is the more likely
