Hi, not sure if anyone is able to help on this. We're looking to move house to a property that's 5 years old. It's on a relatively small development which has now been expanded. The property we're looking to purchase doesn't have fibre broadband but it seems most/all of the newer properties do (despite them being further from the main road!). One house that does have it is about 50m away so I'm a bit confused as to why ours wouldn't. Openreach are saying that there's no planned work so I'm just wondering if there are any options available to us as we'll really need the internet to be better than the 1-2MB we're currently being quoted. Can we request the work to be done somehow? Thanks in advance for any help.

It is common for some estate to have a mix due to the age of build. Older properties were installed without fibre. The new properties are covered via the builder but of course the builder doesn't have the ability to request fibre for houses that are already built.
You might find fibre will appear (our 3 year old estate suddenly had fibre delivered to it, wasn't expecting it) or you might be waiting. It may be that mobile broadband is your best option for speeds if you have reasonable coverage.

OpenReach provide what the developer orders.
OpenReach charge to install FTTP on new developments.
The less homes built the more this can cost.
In the last few years OpenReach have been gradually reducing the number of homes required to be built to get free FTTP installed.
This had left many many housing developments with the the 1st houses built with no FTTP but many of the more recent houses on the same development with FTTP.
The developer can pay to have OpenReach install FTTP to the earlier phases. This isn't very common though as usually the developer has already sold the houses.
They have your money and generally don't care.
If they choose to in the future OpenReach can install FTTP from their own pockets.
There's no way to request FTTP.

The former is usually expensive. The latter requires you to get a group of parties to express interest together - say 50% of the older properties. If you can coordinate that, then you can combine gigabit vouchers, and Openreach also contributes 50% of the cost, so it may be cost-effective.

It could be years for anything to happen.
Ive been waiting 10 years for something while all around me have received FTTC, FTTP, Virgin. We had rumours going back as far as 2013, BT checker site changing numerous times to tell us different things, community scheme that failed to get enough interest.
I wouldnt buy a house unless it was 100% decent broadband.

And it is for exactly that reason that we were able to raise the funds to gap fund the installation of an AIO cabinet for our development of 75 slow EO lines here in London. We were an island of slow ADSL2+ surrounded by FTTC and VM and it was starting to cause problems. We signed the contract in April 2015 and went live in Sep 2020. If we hadn't gone ahead it would have made life difficult for nearly all living here.

Not pedantic at all really, I read your reply and thought hang on there's FTTPod. Many of us may well be aware of FTTPod and CFP but the OP may not.
Although if he/she is only being quoted speeds of 1 to 2Mbps the OP may not be on an FTTC cabinet so could not request a quote even though fibre is close by.

If you are on an FTTC enabled cabinet then you can request a quote for FTTPod (fibre to the property on demand).

Then at the bottom under the UPRN box click 'Address Checker', enter the postcode of the property and press submit, then from the drop down list select the appropriate house and click submit.
If the results mention FTTP on Demand then contact someone like www.cerberusnetworks.co.uk for a quote.
It can be very expensive, there's plenty of info on here if you look. If you're not on a FTTC cabinet then technically you can't request a quote, which quite frankly is ridiculous as you have it nearby so may still be worth talking to Cerberus and explaining there is fibre on the estate, although I've no idea if it will do any good.
Another option would be a community fibre partnership, again expensive and you would need other property owners to also commit to it.
