so how will this work if you dont have a spare pair in the incoming copper or is it intended to be via full fibre despite it not mentioning it in the ad

If there is no spare pair on the existing feed then a new pair will be pulled in from the DP.

It's an FTTC service.

And in some cases that could be VERY expensive. I know of one when it would need a mile of overhead drops and the achieved speed would still be down at sub5Mbps, the same as the existing VDSL connection.
