Open reach: "Not yet Available" status

[short version]
Doing a quick status update on the postcodes around me and the current results, are there two status versions of "fttp not yet available" one for nearly ready and one for those properties that currently are not in any plans? If its nearly ready how long?

[long version]
current known statuses from the last few weeks

fttp available
Build planned between now and march 2023
FTTP not yet available
Build planned between now and Dec-2026

Now the "fttp not yet available" would mean the obvious - "we are nearly there but not quite yet" but if you click on the "keep me update button", you then get "Ultrafast Full Fibre isn't in your area. yet At the moment, our Ultrafast Full Fibre build plans don’t include your area but things can change.". This happens in cases where they have recently plopped a cbt on a pole next to a house but also in exchanges were they have no public plans for that exchange.

So if i assume that it is a double usage status, how long before "not yet available" to being available?

There's also the 'learn more' option. I too have 'Not yet available' and when I ask to be kept updated 'Ultrafast Full Fibre isn't in your area yet', as you see. But the 'learn more' link tells me 'Build not announced'.

There are plenty of CBTs all around me. I know that because the exchange area is 'complete' for FTTP.

The checker is worth what you pay for it. The only time you'll know you can get FTTP is when an ISP lets you order.

I do prefer the older bt wholesale checker. The Openreach website's version is useful but could be with some tweeks be better. Using "not yet available" for out of date postcodes, to nearly ready is a bit silly. I kinda answered my own Q but nonetheless its annoying
