Spring & Hyperoptic are definitely in the area as the latter has traffic lights in Sunderland Road at present as the cross the road at the southern end.
That doesn't mean anything, really. Hyperoptic and Spring may be in the area focusing on the other premises, but that doesn't mean that your premise has an active wayleave agreeement and or roll out plan!
I'm in the same situation here in Central London, Aldgate East. Many buildings around me have Hyperoptic. In my case it will show

Before we can connect you, we'll need permission from the Freeholder or Property Manager - so be sure to let them know you're interested.
That's what the Work in progress will show when entering postcode. This means Hyperoptic are interested but haven't yet been granted a wayleave agreement by the Freeholder/property manager.
Though we have Community Fibre here live and taking orders. I personally am a registered Hyperoptic Champion of my building, I did my best to get residents to register their interest and speak to my Technical Services Manager in 2014/15. In 2015 I got a phone call from the Housing Association Manager saying that the technical services manager at that time wasn't going to agree with Hyperoptic. If they were to make a deal they'll do it with another provider.
So it is possible that one freeholder/property manager may agree wayleave with one provider but not agree with another. At least I know in my case that my current technical services manager will never ever agree a wayleave with Hyperoptic even though they signed up a wayleave agreement with Community Fibre.
Maybe after 20 years or so if my technical manager is replaced then an agreement may happen with another person, it all depends.
Not everyone will get wayleave agreements for multiple FTTP overbuilds, it all depends on the freeholder if they are generous enough to make those agreements.
