I know there's been no renovations or anything else done there in the 12 years since the report.

My own story is about playing in piles of the stuff dumped in the field next to our houses. That was **WELL** over half a century ago though.

My Dad and a lot of my Mum's brothers worked in 2 local asbestos factories back in the 1950s, sadly a fair few of my Uncles later died of it and my Dad had pleural plaques which showed in chest scan for many many year but when he past it wasn't the cause of his death. I've always worried after coming in contact with it about 45 years ago but chest scans have never shown any signs.

The next one is going to be silica exposure, fortunately proper construction sites take dust suppression very seriously

They would have to be willing to take your word for it (read: provide a paper trail to satisfy their insurers)…

Don’t ask, don’t get: but fairly confident they will err on the side of caution, and simply ask you for a more up to date report.

Having the asbestos report available means should the installation techs ask to see it , before undertaking any work that potentially would disturb it ( drilling primarily) there isn’t any reason to abandon the installation for it being unavailable , so it’s for the client benefit, as if you know in advance it needs to be available should it be requested, and it isn’t , the client is responsible for the failed installation and associated costs …..this isn’t just Openreach , any building predating the year 2000 should have an asbestos report at hand for any contractors etc .
FWIW , it’s not that likely the techs will ask to see it , but that can’t be counted on , so as there should be a report, simply have it ready , the actual date of the report is relatively unimportant as any building work since the report was complied won’t contain any asbestos, it’s the old parts of the building that are potentially hazardous and the report should cover those .

This installation went ahead the other day.
The installing Openreach engineer asked about asbestos. I had a printed copy of the original report and also the subsequent remediation report.
He was satisfied with discussing it.

He did mention that there have been a lot of jobs cancelled because of this, asbestos.

All went well. He was a bit quiet, but because his young daughter was unwell and he hadn't got to sleep until 4am. He was onsite before 8am.

Again, thanks to all who contributed to this thread. It was a good discussion around the whole topic of asbestos. I think sometimes we can get hung up on the annoying aspects of "health & safety". There is a lot of rules to safeguard people working in potentially dangerous circumstances, rightly so. Too many sad stories from other less well regulated countries.
