Its more than likely that your exchange area will be upgraded in the next 12 months, there is two caveats to it though 1) it may come back out of the 12 months and go into "in the future" - and 2) your street/property may not be covered.

For comparison mine says the same for the first two results and did say the same for the 3rd to until recently.
It has now switched to building now but that hasn’t changed the estimate in the checker - it’s still says between now and 2026.

You should be so lucky. My exchange isn't even listed in the pdf doc, so who knows when Openreach fibre will arrive here. Actually this seems to be another error/inconsistency in OR build info, to add to the others I noted recently here.
I would say it will have arrived when you can order it. Till then you might as well consult Mystic Meg as trust anything you find on Openreach sites.

Maybe your fibre connection will come from a nearby larger exchange. I think that is why the exchange my telephone line goes to is also not listed.

No: the full-fibre build plan shows local exchanges, not headend exchanges. In other words, it's a list of "exchange areas", i.e. the smaller footprints around each local exchange, even though FTTP may be lit from elsewhere. If your local exchange isn't in the list, then you're not in the plan.
As for Mystic Meg: I'm afraid you'll need a seance to contact her for predictions.

They started building here in mass when another provider started building, so if you have an alt net starting up to threaten Out of reach, that may move them. If not then they will get to you when they can be bothered.

The bit about your street is key. My area is in the middle of being rolled out at present, however my street was removed from build possibly due to the cost of new civils to lay ducting where the Alt-Net doesn’t want to use the Openreach ducts. In my case, the street has now been placed in the ‘to be covered by BDUK’ category and that isn’t due to have a contract awarded until 2024.
The issue (allegedly) is the Alt-Net dug into all of the footpaths in the surrounding roads and my road has a 2m wide service strip instead (same thing but no footpath on top) and the street is block paved. They could have gone along the service strip but decided not to and it’s been left to BDUK to pick up the bill instead.

The claim by Adrian is a myth that has no legs but he likes to keep telling it while calling Openreach names like "Out of reach" which is childish when he has full fibre available by two providers one being Openreach or was it "Open within easy reach"
