its more to do with the fact that the master socket is downstairs and my pc is upstairs, to connect it via ethernet cable would require running a long(ish) length of cable from downstairs to the room upstairs lifting up carpets, drilling holes, etc to avoid the tripping risks(not currently ideal as we're looking to sell this house so don't want to do any unnecessary work).

as the ethernet cable is out of the question its either homeplug/s or other wireless solution, have read that the best you can expect from them is ~40mb.

I my situation I found that the Devolo 200Mbit homeplugs gave about 30Mbps throughput despite connecting at ~100Mbps each way. However my wireless is better, giving full speed on my MacBook Pro using an Apple Airport Extreme (dual band) on the 5GHz band over most of the rooms in our bungalow. Outside is a different matter of course. Sitting in the garden reduces throughput to around 30Mbps.

Your best bet may be a set of 500Mbps homeplug units. I replaced my home plugs with an ethernet cable as it was a fairly simple option.

BT -> Zen -> F2S -> Bulldog -> Be* -> BT Infinity
