HDMI Extender over network

Hello.
Anyone here have experience with using HDMI Extender over network? Does it work?
Trying to extend HDMI from NVR to a monitor (Hdmi tx to lan, lan to rx hdmi)

HDMI to RJ45 and then RJ45 to HDMI works well and extends HDMI (1080p) from one room to another neatly.

I don't think the RJ45 connection can go over an IT network using switches.

There are two main types of adaptor:

HDMI over CAT5/6 which simply uses the CAT5/6 cables as a direct connection between the adaptors. You cannot connect these to the LAN or via a switch. I've used units from RS with little trouble.

HDMI over IP which uses TCP/IP ( or UDP/IP ) and can connect to a LAN, switches or WAN subject to available bandwidth. These tend to be more expensive that HDMI over CAT5/6 and I've no experience with them.

Used a cheap HDMI extended over CAT6 for a Sky Q box, approx 20 metres. CAT5 was only good for about 10 metres.
Worked well but the units stopped working after about 9 months.
Found a direct route after that and just used a HDMI splitter and a 10 metre HDMI cable. That worked well but dumped Sky soon after.

A friend of mine has Sky+HD, with an HDMI splitter, and HDMI to RJ45 and then a run of Cat5e to the bedroom, and an RJ45 to HDMI and then into TV. Been working at 1080i/p for over 5 years.... the 9 months sounds like a power supply failed?

One of the box's failed and there was no output. I had a green link light and the built in splitter at the transmitter was working so seems like the receive unit failed.
