Because the A/B figures are given to the providers and how they interpret them is down to them

ok but both next doors to my house the g.fast speed 227/35 and 246/38 compared to mine are 198/29 but openreach email say my property should be 227/35 (same as two next doors at 231/35 (before was 330/50) so I do trust that four houses by mine are like this way:

House 1: 231/35 (two next doors on the left side) House 2: 227/35 (next door) House 3: 227/35 (mine) House 4: 246/38 (next door) House 5: no g.fast (two next doors on the right side)

I believe all four houses should have similiar speed estimated for g.fast between 246 and 227 for downstream and between 38 and 35 for upstream.

So if you want to find out you order, let it go live and cancel if speeds are below estimates i.e. use Ofcom Broadband Speeds Code of Practice and make sure the ISP has signed up to it.

The middle one in the photo is yours?

Look carefully, you'll see the low end of the 'B' range is 114 down / 9.4 up. This is exactly what Zen and CIX are telling you.

It seems that Zen and CIX have decided to show you the lowest likely speeds, so that you may be pleasantly surprised if you get higher - rather than telling you you'll get faster, and you kicking up a fuss when you get less.

G.Fast is *very* sensitive to the exact line conditions. This is because it avoids the lower frequencies used by ADSL and VDSL, and uses only higher frequencies (which are affected more by line losses and line imperfections) and estimates are very rough indeed.

Anyway: your estimates are lower than your neighbours. Who cares? An estimate is just an estimate. It won't make two hoots difference to the *actual* speed you get - the modems will negotiate the fastest speed they can achieve given the actual line conditions. Openreach could increase your estimate to 227 and it wouldn't change the speed that G.Fast works at (*). The only way to find that out is to order it and see what you get.

(*) It may however increase your handback threshold, which is the speed below which you can report a fault.

yes the middle photo is mine! I have to find ISP who have signed up to Ofcom Broadband Speeds Code of Practice not sure if either CIX or Zen or Cerberus have signed up to this?

But I thought If it was 114/9 then surely BTw will removed this g.fast checker off because of below minimum 120Mbops for G.fast by Openreach who no longer sold with a minimum of 100Mbps or above for G.fast service.
