LOL, this gets even more confusing. PlusNet only list my address once, but if I chose 'My address is wrong or not listed' and enter the details manually, it says it's available

Thanks, I think I might end up going with BT anyway. Their checker gives me a proper speed estimation and this new YouView bundle launching in a few weeks looks compelling.
