That's low! For comparison...

I've got a whole heap of estimate from my old housing estate (but current estimates), and can say...

For houses 450 metres from the cabinet, the estimates vary between 47 and 56 Mbps

For houses with a 57ish (56-58) estimate, distances vary between 250m and 470m

For houses with a 36ish (35-37) estimates, distances vary between 550m and 675m (which is the highest distance and lowest speed on the estate).

That's 15 years old, and probably all copper with no aluminium.
