Could be an aluminium section in your line causing speed issues.

You are highly unlikely to ever get more than the top end of the "clean" estimate on the BT checker.

Sky charge a fortune for their 80/20 product anyway, better to switch provider if you go for that.

Well, in the case of my PCP it's more of a 50/50 rust red/faded dark green colour heheh laugh

Metal, sloped roof, Double door, 1960s vintage, a GPO classic in other words. Probably worth money on ebay these days.
