Accurate speed estimates

My friend, currently on ADSL, would like to upgrade to fibre but is getting varying speed estimates from providers. And indeed, when you put their address and postcode into the checker, you get 44Mbps which isn't what we expected as this picture is from their front door:

That cabinet went in a few years ago and yes, it's definately FTTC. But one of their neighbours in the same row but about 10 doors to the right gets 70Mbps.

I assume it's entirely possible even in that short distance for his house to be served by a different cabinet

Anyway one can find this out without having to switch and try it?

Given an address people can check for you or you can do it yourself using and cycle through the premises using the address checker looking whether everyone is on the same cabinet

Where's the PCP in relation to the DSLAM cab?

Enter your telephone number at https://www.btwholesale.com/adslchecker/
and at the top it will tell you which cabinet you are connected to.

You can then find the cabinet by going to https://www.telecom-tariffs.co.uk/codelook.htm

Enter the first 7 digits of your full phone number, click Lookup Number, click your entry under "Locality or Use", then it should have an option like "all <number> fibre cabinets" to click: then scroll down to get a list of all the cabinets and their locations. (Note that the cabinet location is just a postcode, and the point shown on the map is the postcode centre point, not the actual cabinet location)

For your neighbours: use the first link above but click Address Checker (*not* Postcode Checker), enter the postcode, and either enter their house number or select their property from the list. Of course, if you know their phone number then you can enter that instead.

It makes it quite difficult where so much location information is obscured,
however, my guess is that you are on a cabinet 4 about 1km away by road. (East, near the pub)
and not on the fttc cab shown, sister to cab 14.
have a look at which houses are served from which telegraph poles.

When I looked up FTTC it give me an estimation of around 55MB. But I'm usually in the upper 60s. I've been in the 70s a few times too.

So if you order it you might get more speed than is estimated.
