as Zarjaz said, get some internal piccies up. and try to get this sorted before your sis completes her decorating

There is also the possibility that the line is one dis on the D side somewhere …. but hard to prove without posher test gear.
All you can do is get on the end of the incoming pair with the router and check the stats.

Still need to rule out internal wiring shenanigans
