I have this arrangement at home:

Router with DHCP upstairs

Router with DHCP switched OFF and fixed IP address downstairs

A couple of Powerline 200Mbps adapters connecting the two

It works brilliantly! The Powerlines were

SNAP. Although I have the DHCP arrangement the other way around. (Large house, mostly flood wired but not to this rather isolated room that I like to work in...). I can even run netflix hd over it when needing a break.
