FTTP in Tallarn Green

I'm looking to buy a house in Tallarn Green, on the England / Wales border.

For this address, the BT checker and most ISPs give a maximum speed of 7Mb on ADSL from Malpas exchange( WNMAP).

The ThinkBroadband checker gives FTTP as available via Threapwood Uax/1 (WNTHR).
There is evidence of fibre round the village (Fibre manifolds and splitters on poles), and several homes appear to be connected. There's s pole less than 20m from the house with what appears to be a fibre manifold on the top, though no premises connections visible.

As I'm planning to work from home, I'll need to be sure that I can get a decent speed before committing to buy the property...

Any thoughts how I can nail this definitively? Postcode is SY14 7LL.

Use the BT Broadband Availability Checker then select Address Checker (NOT PostCode Checker), enter the PostCode and select the property from the list displayed.

For example CARTRIFF, TALLARN GREEN, MALPAS, SY14 7LL on Exchange THREAPWOOD is served by Cabinet 1 and shows WBC FTTP Up to 1000 Mbps.

Yep, tried that, for the property in question it reports Cabinet 1, but there is no mention of WBC fibre, despite a pole with manifold being only a few yards away....

What does it report for immediately adjacent properties?

The two adjacent properties (both within 50m) are showing WBC at 1000Mbps

There is a clear route from the nearest pole with a manifold to the property in question, although this pole doesn't appear to serve the property at present - I think the existing landline connection is via another pole to the rear of the site.

If you do email me, make sure to highlight that, it seems likely this is the issue and running the fibre from the pole at the front will work

I suspect you may have found the stumbling point..
Records may show you as currently served by a copper DP which does not have an associated FTTP manifold on it.
