Likely to be other devices connected, WiFi in use etc etc. The speeds are in the ballpark where I wouldn�t be concerned.

That's seem low as I getting 75-76Meg down and 18/19Meg up on FTTC 80/20. I thought FTTP would get u closer to 78Meg and 20Meg?

Wrong as I still got PN FTTC 80/20 as G.fast is on my 2nd line with Green isp.
